Gharna.com does not own, sell, lease, broker, or manage any properties listed on the Platform.

We do not act as a real estate agent, broker, or property dealer. All property listings are created and managed by users.

2. Eligibility

By using this Platform you confirm that:

• You are 18 years or older.
• You have the legal authority to publish property listings.
• You comply with all applicable laws of India.

The Platform may only be used for properties located in the Republic of India. Listings for properties located outside India are strictly prohibited.

3. User Accounts

To use certain features, users may create an account.

Users agree that:

• Information provided is accurate and complete.
• They will maintain account security.
• They are responsible for all actions performed through their account.

Gharna reserves the right to suspend or terminate accounts that violate these Terms.

4. Property Listings

Users may list houses, apartments, villas, plots, commercial spaces, rental properties, lease properties, and land.

Users are solely responsible for:

• Accuracy of property information.
• Legality of the listing.
• Authenticity of images and videos.
• Compliance with Indian laws.

Gharna does not verify ownership or legal status of properties.

5. Listing Properties on Behalf of Owners (Agents and Brokers)

Users who are brokers, agents, or representatives may list properties on behalf of property owners.

Such users must have explicit permission from the property owner and be legally authorized to advertise the property.

By listing on behalf of another person, the user confirms that:

• The owner has granted permission.
• The listing is accurate.
• No rights are being violated.

Gharna may request proof of authorization at any time. Failure to provide proof may result in listing removal, account suspension, or permanent banning from the Platform.

Gharna will not be responsible for disputes between owners, agents, brokers, or buyers.

6. Media Content (Photos and Videos)

Users may upload property images, property descriptions, video links, and YouTube videos.

Videos may be uploaded to the user's own YouTube channel or Gharna's YouTube channel depending on the publishing flow selected.

Users must ensure they own the rights to all uploaded content.

7. Automatic Social Media Promotion

By uploading photos, videos, or listing content, users grant Gharna a worldwide, royalty-free license to display content on the website, promote listings, and create marketing materials.

Uploaded photos and videos may automatically be used to create Instagram Reels, YouTube Shorts, social media advertisements, and promotional videos.

These may be published on Gharna's social media accounts, advertising platforms, and marketing campaigns. Users will not receive payment or compensation for such use.

8. User Conduct

Users agree not to:

• Post fraudulent listings.
• Misrepresent property details.
• Upload copyrighted material without permission.
• Post misleading information.
• List properties without owner consent.
• Violate any Indian law.

9. Prohibited Listings

The following listings are not allowed:

• Properties outside India.
• Duplicate or fake listings.
• Misleading property advertisements.
• Properties involved in active legal disputes.
• Listings without proper authorization.

Gharna reserves the right to remove listings without notice.

10. No Verification of Listings

Gharna does not verify property ownership, legal documents, broker credentials, property title status, or property legality.

Users must conduct their own due diligence before engaging in transactions.

11. No Responsibility for Transactions

All transactions conducted through the Platform occur directly between users.

Gharna is not responsible for property deals, financial transactions, contract agreements, property disputes, or fraudulent users.

Users transact entirely at their own risk.

12. Limitation of Liability

Gharna shall not be liable for incorrect listings, property disputes, fraudulent users, loss of money, or legal issues related to properties.

Use of the Platform is at the user's own risk.

13. Intellectual Property

All website elements including website design, logo, software, and platform features belong to Gharna.com.

Users may not copy or reproduce the Platform without permission.

14. Content Removal

Gharna may remove any content that violates these Terms, violates laws, or is misleading or fraudulent.

Removal may occur without prior notice.

15. Termination

Gharna may suspend or terminate user access if Terms are violated, fraudulent listings are posted, or illegal activity is detected.

16. Governing Law

These Terms shall be governed by the laws of India.

17. Jurisdiction

Any disputes shall fall under the jurisdiction of courts within India.
